If a seller only has the following documents, the land ownership may not be legally secure:
While these documents may be part of a transaction process, they do not prove registered ownership of land. Only a registered title deed issued through the land registry confirms ownership.
When land belongs to a deceased person, it must first go through succession under the Law of Succession Act before it can legally be transferred or sold.
Selling inherited land before succession is completed can make the transaction illegal and may lead to cancellation of the sale.
